The technical means we have at our disposal (photos, videos, 360° virtual viewing , videos and aerial photos, video tours commented) allow us to market your property in the most complete way.
The role of the estate agent is various. He must be able to correctly evaluate a property on its local market, to make the best possible promotion using all modern means of communication, but he must also advise its clients on the rules and the procedure of purchase -sale in Spain.
A good estate agent will therefore ensure as much as possible the seriousness of his interlocutors, inform them of their rights but also of their obligations, and will accompany both parties at each step of the sales process from the mandate of sale to the public deed by ensuring the respect of the obligations of each one within the deadlines foreseen to make the transaction succeed in the best conditions.
We propose you two typess of mandates of a minimum duration of 12 months renewable tacitly:
With exclusivity: the agency fees are 4% of the sales price, excluding VAT. They include all the services defined in the previous paragraph including the creation of a 360° viewing, a commented video viewing and aerial shooting with a drone. Also included are the lawyer fees to ensure a secure transaction.
Without exclusivity: the agency fees are 5% of the sales price, excluding VAT, and include all the services presented in the previous paragraph (except those reserved for exclusive mandates) and lawyer fees fto ensure a secure transaction.
